Anderson County's Home Inspection Experts
Insight Home Inspection Services, LLC inspects homes across Oak Ridge, Clinton, and the Anderson County corridor, and we have been doing it since 2014. From the original Manhattan Project-era neighborhoods on the ridges of Oak Ridge to Clinton's growing subdivisions along I-75, TVA's historic planned town of Norris, and lake properties on Melton Hill, Norris Lake, and Watts Bar, our team works this corridor week in and week out. Every inspection covers over 400 individual items, and your photo-documented report is delivered within 24 hours so your transaction keeps moving.
Our Oak Ridge-area inspections are led by Todd, an InterNACHI certified inspector who knows East Tennessee housing stock inside and out. Few markets in the country pack this much construction history into one county: wartime cemesto houses and flat-tops built in a hurry in the 1940s, TVA-era homes in Norris from the 1930s, post-war ranches, lakefront builds of every vintage, and brand-new subdivisions. Each of those ages differently, and Todd has seen every failure mode this region produces.
Whether you are relocating for a position at ORNL or Y-12, buying your first home in Clinton, or purchasing a lake house toward Andersonville, Insight gives you the clear, complete picture you need before you close.
Oak Ridge's Original Homes: Alphabet Houses and Flat-Tops
Oak Ridge was built almost overnight in the 1940s, and thousands of its original homes are still standing and still selling: the cemesto "alphabet houses" (A, B, C, D, and F types) and the flat-tops scattered across the city's ridges. These homes are now more than 80 years old, and most have been modified, expanded, and re-sided several times over. That history is exactly why they deserve a careful inspection. We pay particular attention to original and mid-century electrical systems (fuse panels, undersized services, cloth-insulated and aluminum branch wiring), galvanized plumbing, roof structures that have carried multiple layers and additions, foundation and drainage behavior on sloped ridge lots, and the condition of crawlspaces, where East Tennessee humidity does its slowest and most expensive damage. Homes built before 1978 may also warrant lead paint testing, and in wartime housing that is nearly every original structure in town.
Radon in Oak Ridge and Anderson County
Anderson County sits in the heart of East Tennessee's ridge-and-valley geology, one of the highest radon-potential regions in the United States. Radon is an odorless radioactive gas that seeps up from the soil, it is the second leading cause of lung cancer, and the only way to know a home's level is to test. Homes with basements and crawlspaces, which describes most of the housing stock on Oak Ridge's slopes, are particularly susceptible. We use continuous radon monitors and recommend radon testing on every purchase in the Oak Ridge area. Learn more about radon in Tennessee.
New Construction in Clinton and Along I-75
Clinton and the surrounding corridor are growing steadily, with new subdivisions going up off the I-75 exits and along the Highway 61 corridor. A common and costly misconception is that a brand-new home does not need an inspection because codes enforcement has already looked at it. Code inspections are minimum-standard spot checks; they are not a comprehensive evaluation of the finished home. On new construction inspections we routinely find missing insulation, unconnected ducts, flashing errors, and grading that directs water at the foundation. If your build is still going up, a pre-drywall inspection checks the framing, wiring, plumbing, and ductwork before they are sealed behind drywall for good, starting at $250. And if your builder's one-year warranty is approaching its end, an 11-month warranty inspection documents everything the builder should repair while it is still their responsibility, not yours.
Lake and Rural Properties
Anderson and Roane Counties are ringed with water: Melton Hill Lake along Oak Ridge, Norris Lake to the north, and Watts Bar toward Kingston and Harriman. Lake homes bring their own checklist, from dock and shoreline electrical to retaining walls and hillside drainage. Rural properties toward Andersonville, Heiskell, and Oliver Springs commonly rely on private wells and septic systems, and neither is covered by a standard inspection unless you ask. We offer well water testing for bacteria, nitrates, and other contaminants, and our sewer scope inspection runs a camera through the main waste or septic line before you buy.
Inspection Services in Oak Ridge and the Surrounding Counties
Home Inspection (Pre-Purchase)
A comprehensive evaluation of the home's major systems: roof, foundation, HVAC, electrical, plumbing, insulation, and more. Over 400 items inspected with a photo-documented report within 24 hours.
Pre-Listing (Seller's) Inspection
Sellers use pre-listing inspections to find and fix issues before going to market, which means fewer surprises and smoother closings.
Anderson County is squarely in East Tennessee's high radon-potential zone. We use continuous radon monitors for accurate results.
Crawlspaces, basements, and HVAC systems are common trouble spots in our humid climate. We collect air and surface samples for accredited laboratory analysis.
Termite / Wood-Destroying Organism (WDO) Inspection
Termites are active throughout Anderson and Roane Counties. Our WDO inspection identifies active infestation, prior damage, and conducive conditions, and most lenders on VA loans require it.
A camera inspection of the main sewer or septic line. Root intrusion and aging clay or cast iron lines are common in Oak Ridge's original neighborhoods.
Rural properties toward Andersonville, Heiskell, and Oliver Springs often rely on private wells. We test for bacteria, nitrates, and other contaminants.
We evaluate structure, equipment, safety barriers, and electrical bonding on in-ground and above-ground pools, spas, and hot tubs.
Indoor air quality testing for particulates, volatile organic compounds, and other contaminants.
A consideration for any home built before 1978, which includes nearly all of Oak Ridge's original wartime housing stock.
Inspections start at $500 and range to $1,000 or more depending on the square footage of the home. Each ancillary service is an additional fee (termite $150, sewer scope and most others $200, radon and mold testing $250).

Frequently Asked Questions
Q: How much does a home inspection cost in Oak Ridge, TN?
A: Home inspection pricing in the Oak Ridge area starts at $500 and ranges to $1,000 or more depending on the square footage of the home. Ancillary services are each an additional fee: termite/WDO is $150, sewer scope is $200, and radon and mold testing are $250. We quote every job up front, before the inspection.
Q: Do Oak Ridge's original wartime homes need a special inspection?
A: They need a thorough one. Cemesto alphabet houses and flat-tops are now 80-plus years old and almost all have been remodeled or expanded, often more than once and not always by professionals. We focus on aging electrical services, galvanized plumbing, layered roofs, additions, drainage on sloped lots, and crawlspace condition. Homes built before 1978 may also warrant lead paint testing.
Q: Is radon really a problem in Oak Ridge?
A: Yes. Anderson County's ridge-and-valley geology puts it in one of the highest radon-potential regions in the country, and homes with basements or crawlspaces are particularly susceptible. Radon has nothing to do with the city's atomic history; it is a natural soil gas found across East Tennessee. The only way to know a home's level is to test, and we recommend it on every purchase.
Q: Do new construction homes in Clinton really need an inspection?
A: Yes. Code inspections are minimum-standard spot checks performed at specific construction phases, not a comprehensive evaluation of the finished home. On new builds we regularly find missing insulation, flashing and grading errors, and unfinished work concealed by drywall schedules. An inspection before your final walkthrough gives you a documented punch list while the builder is still obligated to fix it.
Q: Do you inspect lake properties on Norris Lake, Melton Hill, or Watts Bar?
A: Yes. Lake homes are a regular part of our work in Anderson and Roane Counties. Beyond the standard 400-plus item inspection, we pay attention to hillside drainage, retaining walls, and the electrical serving docks and outbuildings, and we can add well water testing and a sewer scope for properties outside municipal utilities.
Q: What about properties on well and septic toward Andersonville or Oliver Springs?
A: Many rural properties in Anderson and Roane Counties are on private wells and septic systems, and a standard home inspection does not cover either one. We offer well water testing for bacteria, nitrates, and other contaminants, and our sewer scope service runs a camera through the main waste line to check for root intrusion, damage, and blockages before you buy.
Q: How quickly can you schedule an inspection in Oak Ridge?
A: We can usually schedule within a few days, and your report is delivered within 24 hours of the inspection. Call (865) 274-0808 with your address and closing timeline and we will get you on the calendar.
