These terms apply to the website at inspectedbyinsight.com and the online booking, agreement, and payment tools linked from it, all run by Insight Home Inspection Services, LLC ("Insight", "we", "us"). By using the site or booking with us, you agree to them. If you do not agree, please call us instead and we will take care of you by phone.
The inspection agreement comes first
Every inspection we perform is governed by a written Inspection Agreement that you sign before the inspection. That agreement sets out the scope of the inspection, what is excluded, the standards we follow, the limits of our liability, and how disputes are handled. If anything on this page conflicts with your signed Inspection Agreement, the agreement controls.
Booking requests
Submitting the booking form is a request, not a confirmed appointment. Our office reviews every request and contacts you to confirm the date, time, inspector, and price. Your inspection is confirmed only when we say so and you have signed the Inspection Agreement. We may decline a request for any reason, including a property outside our service area.
Pricing and payment
Prices on this site are typical ranges and starting points. Your actual price depends on the property's size, age, location, and the services you choose, and we confirm it with you before the inspection. Payment is due by the time of the inspection unless we have agreed otherwise in writing. You can pay by card or bank account through our secure payment page, or by cash or check with the inspector. Card and bank payments are processed by Stripe.
Cancellations and rescheduling
Plans change, and we understand. Please give us at least 24 hours' notice to cancel or reschedule. As stated in the Inspection Agreement, an inspection cancelled with less than 24 hours' notice is charged a $150 fee. A reinspection, when one is needed, carries a minimum fee of $150.
Your report
The inspection report is prepared for you, the client named in the Inspection Agreement, and for your real estate transaction. It describes the condition of the property on the day of the inspection. It is not a guarantee, a warranty, a code compliance certificate, an appraisal, or a prediction of future conditions. Sharing the report with anyone other than your agent, lender, or attorney is up to you, and third parties who rely on it do so at their own risk.
Texts and emails
When you book, we will email and may text you about your inspection: confirmations, reminders, your agreement and payment links, your report, and a request for a review afterward. Reply STOP to any text to opt out of texting. Our Privacy Policy explains what we collect and how we use it.
Using the website
The articles, guides, sample reports, and other content on this site are general information about home inspections in Tennessee and Georgia. They are not advice about your specific property, and they are no substitute for an inspection. We work to keep the site accurate, but we do not promise it is complete or current, and we may change it at any time. Please do not scrape the site, submit false booking requests, probe or interfere with the site or the booking system, or use anything on it to impersonate us.
Our content
The text, photos, reports, logo, and design on this site belong to Insight or are used with permission. You may read and share links to our pages. You may not copy, republish, or sell our content without written permission.
Links to other sites
We link to outside sites, such as Google for reviews and Stripe for payments. Those sites have their own terms and privacy policies, and we are not responsible for them.
Limits on our liability for the website
The website and booking tools are provided as they are. To the extent the law allows, Insight is not liable for any loss that comes from using the site, relying on its content, or from the site being unavailable. Our responsibility for an inspection itself is set out in your Inspection Agreement, not here.
Governing law
These terms are governed by the laws of the State of Tennessee. Any dispute about the website or these terms will be handled in the state or federal courts located in Tennessee. Disputes about an inspection follow the dispute resolution clause in your Inspection Agreement.
Changes
If we change these terms, we will update the effective date at the top of this page. Continuing to use the site after a change means you accept the new terms.
